PIKES PEAK

Playbook

What will it really cost to live here?

Compare the full monthly cost of owning a home in two Pikes Peak areas — mortgage, property tax, insurance, utilities and your commute — using Census data for each community.

Compare two areas

Prices start at each area’s Census median home value — enter a real list price to compare specific homes.

Your loan

Rate default: Freddie Mac 30-year average, Sept. 24, 2026. Mortgage insurance applies only below 20% down; use 0 for VA loans. Insurance default is a typical Colorado Springs premium — mountain and wildfire areas often cost more, so get real quotes.

Monthly extras

Utility defaults are what households in each area report paying for electricity, gas or propane, water and other fuels (Census). Internet and trash are not included.

Your commute

Miles default to roughly downtown Colorado Springs — change them to your workplace. Enter today’s pump price.

Your income (optional)

Estimates only — not a loan offer, appraisal or tax bill. Home values, property taxes paid and utility costs are U.S. Census Bureau American Community Survey 2020–2024 5-year estimates; property tax is estimated by applying each area’s median tax-to-value ratio to your price, and actual bills depend on the parcel’s mill levy and current assessment. Small communities carry wide margins of error. Confirm figures with your lender, insurer and the county assessor.
